What is Your Experience?
Have they been an agent for long enough to gain experience or do they have a trusted advisor? How many homes have they sold? How many are in your particular area? Are they familiar with older homes needing repair, or with condos, or with whatever type of home your loved one needs to sell?
You want someone who has some experience in general, that know your area, and who is familiar with selling homes like yours.
How will you market my home?
This is an important factor in how quickly your family’s home will sell. Marketing drives higher demand, which means more homebuyers: more homebuyers can mean a higher selling price in a shorter amount of time. A good real estate agent will have an actionable marketing strategy and a track record of success.
Will they post the house on multiple websites? Some agents are all in a twist with how Zillow does business and do not want their listings published to Zillow or other online sites. If you want your home sold quickly, you want them on these sites so buyers will see them.
What do their other listings look like? Do they have great photos of the home or are they blurry, taken with a cell phone, or focusing in on the stuff more than the house and the area around the house? How ever their current listings look is the attention to detail they may give your property.
What do I need to do to get my home ready to sell?
Sellers often make the mistake of spending time and money on things that don’t matter. Your goal should always be to spend the least amount of money – and only on things that will bring a return on investment.
The best real estate agents know exactly what will make your home more appealing to buyers. And they will know how much value that repair will add to the home.
And they will not be afraid of listing a home "As-Is" with warts and all. Priced and marketed correctly, "As-Is" homes will sell.
What’s your average days on market?
The average days on market is the timeframe from when your house is first listed to when you’ve accepted an offer. Compare their number with other agents…a higher-than-average number of days indicates that the agent is overpricing their listings. A lower-than-average number is almost always an indication that they’re underpricing the homes they sell.
What is your commission fee?
Real estate commissions are 100% negotiable. They could range from as low as 3 or 4% to as high as 10% or more. Or they could be a flat fee.
Keep in mind it is customary for the agent who lists your home to set a commission price that they will then split with the real estate agent who is representing the buyer. They typically want to offer that buyer's agent at least 3% and whatever is left pays them to represent you. If they are lucky or just good, they may also find the buyer and are able to collect all of the commission.
There is also a practice in some real estate agent offices to charge an extra transaction fee on top of the commission, it is typically $300 to $500, but not agents charge this. So ask.

Glad we Called
We had inherited Mom and Dad’s house a few years ago and had decided to rent it out. Lifted an enormous burden.
